LEANOJ is a privately owned investment boutique. We are based in Berlin and passionately thrive in the most complex contexts. We base our decisions on values that are constitutional to us and integrated in all of our actions. Our guiding principle is to create sustainable value and attractive returns from ventures that last for generations to come.
We pursue an active investment approach in selected markets and passively invest in today´s best investment vehicles to achieve an ideal portfolio balance. Our active investment strategy is implemented through corporate takeovers and real estate acquisitions, with the aim of maximising returns. Our passive investment strategy is aimed at diversification and succeeds purely through contributing capital to selected investments vehicles only.
We are convinced that making a positive impact on the world around us is mandatory to succeed as human beings as well as an investment firm. Therefore, all of our actions are geared towards a positive effect – economically, environmentally and socially. Active Investment
Our direct investment strategy is split into two segments: corporate acquisitions and real estate investment. We believe that our desire to continuously improve is crucial to our success in both investment strategies.
Corporate Acquisitions & Takeovers
In corporate acquisitions and takeovers (CAT), our strategy is to invest along with skilled entrepreneurs to build successful and resilient companies that last for generations to come. Our strategic rationale is to acquire a profitable company and lead it into a prosperous future. Nonetheless, we are not frightened to convert companies that are in special situations into profitable ventures.
We always follow the same routine: learn from the past, listen to the people, never stop innovating and growing. It all follows one purpose: build a better company that stands out in every positive way. We favour full takeover scenarios but equally consider buying a majority stake, jointly, in a management buy-out or management buy-in. Minority stake acquisitions fall outside our policy. Our aim is to create value that lasts for generations to come.
Real Estate Investment
In real estate investment (REI), our strategy is to identify market trends, establish regional portfolios through constant acquisitions and improve systematically. We combine well-founded economic ratios, corporate social responsibility and disciplined operational activity. Out of conviction, we focus on generating above average returns on investment while creating social and economic perspectives.
We invest in metropolitan regions in Germany that possess good dynamics. Our targets vary from well-kept commercial real estate to housing complexes with maintenance backlogs and high vacancies. Takeovers via single acquisitions as well as portfolio transactions are equally in our focus. We are prepared to work out complex finance and deal structures. Overall, we restructure each property in the best possible way. Our aim is to sustainably maximise value and profitability as well as the standards of housing and workspace.

Real Estate
We acquire real estate in German metropolitan regions: From well-kept commercial real estate to housing complexes with maintenance backlogs, vacancies or complex financing and ownership structures. Our focus is on value add as well as opportunistic takeovers. We consider any offer that matches the following criteria:

Healthcare
We believe that health is the foundation of a good life. For that reason, we deploy our capital in ventures that pursue forward progress in healthcare. Our main areas of interest are longevity, dietary supplements and geriatric care. However, we also invest in other sectors of healthcare, such as for example healthcare technology. We examine every transaction with the following criteria:

Hotel
We invest in tourism, focusing on accommodation establishments in our hometown, Berlin. We are happy to discuss potential investments ranging from small, individual boutique hotels to business or budget hotels. We are interested in either the operating company only, or in acquiring both ownership of operations and the property. Overall, we consider targets with the following criteria:

Passive Investment
To broaden our investment universe, we deploy some of our capital as a passive investor and invest in the best performing investment vehicles available to us.
Due to the nature of passive investments, trust serves as basis of each of our capital commitments. However, disciplined due diligence procedure ensure the selection of best in class. We favour focused concepts as well as simple structures and we allocate our capital in multiple strategies and vintages.
